Construction group Bowmer & Kirkland has been appointed by Highbridge Business Park Ltd as contractor on the final two speculative data centres at Cobalt Data Centre Campus, near Newcastle. The two facilities, alongside DC1 which reached practical completion last year will form the greenest campus in the UK. Bowmer & Kirkland was responsible for construction of the earlier DC1 development.

The additional state of the art facilities will comprise two data centre buildings providing a combined 6,000 square metres (64,585 sq ft) of net technical space, designed to achieve BREEAM Outstanding 2010 accreditation - the highest green specification available. DC1 data centre achieved a BREEAM "Excellent" status upon practical completion last year, and the entire scheme will provide 110,460 sq ft of net technical space across 12 separate halls - each of which will be independently serviced with its own plant. The campus will sit within its own fenced perimeter and each phase of the development will have a second fenced compound with anti tail gating gates and CCTV.

The site is currently being cleared for the construction of DC2 and DC3, which will be located in the south of the Cobalt Business Park campus, the UK's largest office park. Designed by architects Woods Bagot, the new buildings will be single storey and able to accommodate either air optimisation or traditional water cooling plant. The design of the building systems will allow a PUE of 1.15 to be achieved.

Andy Kinnear of Bowmer & Kirkland comments, "We are looking forward to the start of construction of the final phase of Cobalt Data Centre Campus. The campus' green credentials make it a particularly significant instruction for Bowmer & Kirkland as the new BREEAM accreditation will make it the greenest data centre facility in the UK."

Guy Marsden, Highbridge Business Park Ltd., said: "As we embark on the final phase of Cobalt Data Centre Campus, we're pleased to continue our relationship with Bowmer & Kirkland. Working alongside the rest of our professional team, we're confident that the development's green credentials will make it a blueprint development for the IT industry."

Construction will commence during March 2012, with the campus expected to be completed by January 2013.

The professional team comprises Contractor Bowmer & Kirkland, Architects Woods Bagot, Cundall providing critical M&E and Structural Services, and EC Harris the employer's agent.
After many false dawns, 2010 saw the real start of the tablet with the iPad, however 2011 is set to be the year of the tablet as competitors rush to come out with credible alternatives.

The interesting challenge with the tablet is that, whilst conceived primarily as a consumer tool, more and more businesses are looking to adopt the technology from a corporate perspective. Companies like Mercedes Benz, Morgan Stanley, Lloyds of London and SAP are leveraging the iPad for business use. As more data and higher computing power becomes more transportable, what does this mean for CIOs?

This blog originally appeared on CIO.co.uk.
Developer Highbridge Properties has announced that DC1, the first of two new data centres at Cobalt Park in Newcastle, has been awarded a BREEAM Excellent rating at the design stage assessment, making it one of the greenest in the United Kingdom.

The state-of-the-art new build facility was assessed against a broad range of environmental impacts, such as energy, pollution, land use and materials, achieving a total interim score of 75.78 percent.

Guy Marsden, Highbridge Properties, comments, "Data Centres, due to the nature of their activity, are very heavy users of energy. We have estimated that by designing and building DC1 to BREEAM Excellent standard, energy use can be cut by more than half compared to a conventional new build facility. This is very important in today's market as many corporates who use Data Centre's have strict carbon emission and sustainability targets they have to meet and a data centre that helps them hit these targets rather than hinder them is an appealing prospect."

DC1 incorporates 4,262 sq m net technical or "white" space comprising four autonomous data halls completed to shell. The facility is prepared for technical fit-out on a bespoke basis to a power density of up to 1,600 watts per square metre, and is available on a leasehold basis for either part, single or multiple halls. The centre is also on track to achieve the impressive PUE (Power Usage Effectiveness) energy efficiency rating of less than 1.3.

Guy Marsden continues, "The BREEAM Excellent rating is a measure of our ongoing commitment to developing and investing in quality built environment projects in the North East, and I'm delighted that our DC1 is pushing the envelope for sustainable data centres in the UK.

"Unusually, the data centre has been developed entirely speculatively, and full funding is in place to complete the entire fit out of the scheme."

The BREEAM Excellent score has been awarded just weeks after the Building Research Establishment (BRE Global) announced they were extending their environmental rating scheme for buildings to cover Data Centres. DC1's rating follows the design stage assessment and the final BREEAM award will be announced once the post-construction assessment is completed.

DC1 forms the first of two Data Centre buildings on the Cobalt technical real estate campus.
DC1, the first of two speculative data centre facilities on the Cobalt business park in Newcastle, is on track to achieve the impressive PUE (Power Usage Effectiveness) energy efficiency rating of 1.3.

Guy Marsden, Director, Highbridge Properties, comments:

"A PUE rating of 1.3 would seem to put us in the top 1 percent bracket of energy efficient data centres in the world, according to recent analysis by the Datacenter Research Group. We have no doubt that this is a considerable achievement, especially for a speculative data centre, and shows our commitment to developing a high quality, modern and efficient campus at Cobalt."

This achievement at the newly constructed 4,262 sq m technical facility will also be enhanced by a BREEAM Excellent rating, making it the greenest Data Centre in the North East as well as a highly energy-efficient centre.

DC1 is currently available for bespoke technical fit out, offering a power density of up to 1,600 watts per square metre. The facility also represents the only new build data centre currently under development in the UK outside of London and the South East.

The Data Centre Campus is also on track to be awarded a BREEAM Excellent rating, and will constitute one of the UK's greenest technical facilities as a result.

Guy Marsden, Highbridge Properties, said: "Having established a successful business destination in the North East, Highbridge are now keen to add to the facilities on offer by developing what will amount to the highest standard of technical real estate in the region.

"We are bucking the trend on so many levels with this new data centre campus. We are developing speculatively, when many developers are halting construction. We are planning to deliver one of the greenest technical facilities to a market where sustainability is not often associated with the product. Finally, we are going to be providing a minimum of Tier III standard accommodation - with the potential for space to be designed up to Tier IV - to a regional market that currently has rudimentary data centre stock at best".

Work on DC1 will commence on site at the beginning of October 2009, with the new Campus due for completion by September 2010.

DC1 has been designed by Architects Woods Bagot, with Cundall providing M&E and Structural Services, and EC Harris the employers agent. CB Richard Ellis is the agent on the scheme.
